Currently the Fire Service manages the Building Control function of Tipperary County Council.

Fire Safety

There is a requirement to apply for and obtain a Fire Safety Certificate before commencing any works to which Part B of the Second Schedule of the Building Regulations, 1997 apply.

This primarily affects all works to non-domestic buildings and includes extensions (greater than 25 square metres) and material alterations to existing buildings and the construction of new buildings.

Building Control Management system - BCMS

A Commencement Notice is required to give notice to Building Control Authorities of the erection of such buildings, or classes of buildings, or the carrying out of such works, or classes of works, as may be specified in the regulations.

Fire Safety Certificates

There is a requirement to apply for and obtain a Fire Safety Certificate before commencing any works to which Part B of the Second Schedule of the Building Regulations, 1997 apply.

Disability Access Certificates

You must apply for a Disability Access Certificate for some new buildings and some alterations and extensions to existing buildings.

Tipperary Fire Safety Register Logbook

Section 18 of the Fire Services Acts 1981 and 2003 applies to premises or any part thereof put to any of the following uses -
( a ) use as, or for any purpose involving the provision of, sleeping accommodation, excluding premises consisting of a dwelling house occupied as a single dwelling;
( b ) use as, or as part of, an institution providing treatment or care;

Common Non-Compliances Identified During Building Control Inspections

Section 11 of the Building Control Acts 1990 to 2014 grants powers of inspection by authorised persons (Building Control Officers) and facilitates the inspection of buildings to promote compliance with the Building Regulations.
